Tenant Selection Criteria

The Tenant Selection Criteria which is listed below explains our company policy regarding standards that must be met in order to reside in one of our homes. It is our intent to offer our residents the best possible living environment. Our application analysis is solely based on the pattern of responsibility of the applicant(s) unlike most companies focus only on Credit History and Credit Scores.

 The following qualification standards are required from every prospective resident. They include, but are not limited to:

Application: $25.00 per leaseholder      Holding Fee: Equaled to One Month Rent (applied towards move in cost)  

Security Deposit: 1-1.5 month              Pet Fee/Requirements: (can vary based on home/owner requirements)

All applicants must present a valid driver's license, valid State ID, valid passport or other government issued photo ID.

Landlord Verification
A positive record of prompt monthly payments, sufficient notice given with no damages is expected. Prior evictions and/or judgments from other landlords will be considered and can lead up to denial of the application. You do have the right to appeal the denial if your application was denied for poor rental history.

Credit History
An unsatisfactory credit report can disqualify an applicant from renting a home with us. If an applicant is rejected for credit history, the applicant will be given the name, address and telephone number of the screening agent who provided the credit report.

Employment/ Income Verifications
Written verification is required from all applicants and household members over the age of eighteen (18) that will provide proof of income. The total household income must combine to a gross monthly income of at least three (3) times the monthly rental rate. We will accept one of the following as proof of income:

  • Two most recent pay stubs (Last 30 days)
  • Previous year's taxes filed
  • Proof of government assistance, child support, etc. (Unemployment benefits are not acceptable)
  • Letter from employer, typed on a company letterhead including date of hire, job title, monthly gross income, status of employment (full time/part time), signature, contact name and number to the manager/supervisor providing the letter.
  • Bank account statements verifying direct deposits from employer


Proof of transfer of utilities

You must contact DTE and/or Consumer's Energy and your local water dept. to transfer utility service into your name AND provide a confirmation and/or account number prior to obtaining keys to your home.
